New Beach House

New Residence

This 2,000 square feet beach house facing Moriches Bay in Remsenburg, NY, sits on a "grandfathered" undersized lot; the plan footprint (26' x 38' - enclosed dimensions) was exactly determined by the size and location of the previous house - now demolished.

The presence of the sea, the always changing cloud patterns and sometimes threatening winds encouraged us to design a house that would have the self-contained quality of a boat. The cantilevered deck, the crow's nest balcony and the bowed window wall of the second floor bedrooms further reinforce the feeling of looking out from a protected place.

The Owners are an older couple: children and grandchildren will visit on weekends and during the summer for extended periods of time; thus, in order to accommodate their "family style" of living, the first floor plan is very open, with free standing elements (the stair, the fireplace, the curvilinear screen) organizing the space.
